Upcoming we have the largest generational transition of wealth.... and stuff. Boomers are that generation that seemed to hang onto a lot of things. Memories are held close, collectibles all around, and now all that stuff is coming down to the younger generations.
Children are having to clean out homes of their parents not knowing what to do with it all. Memories being tossed into garbage bins, large estate sales being held, and the overall large task of dealing with "stuff"
Some Boomers have recognized the need to start downsizing early so that family isn't left "dealing" with it, but it is a large task no matter who is taking care of it.
I did... I typed in my info and this is what it told me, this is how much time it predicted I had left on this planet.
I follow NAS Daily and he wears it on his shirt, how much of his life he has left. This reminder to live life to the fullest every single day, to not waste any moments. I know to some it looks like I am doing a lot of "crazy" stuff, but I want to do it all. I don't ever want to look back and regret not doing something. This is why when the kids say they want to go to Hogwarts, I start putting the plan in action. Why I take them out to hike epic trails, and why I put so much time into the work that I do. I love the work that I do, and the work that I do allows me the ability to do more with family.
So... if you feel so inclined, go find out your date, and then get out there and do some awesome shit. Live it up.
There are so many ways that a home can be priced.
It can be the fair market value, what makes the most sense in the market, and most often this is the case. But sometimes a home needs to be priced a certain way based on a financial situation. To sell a home we need to be able to pay off the mortgage, any liens against the home, the cost of the lawyers, and the cost of the realtors. If there aren't enough funds the sellers need to come up with the shortfall, so sometimes we need to list a home for more than it may be "worth" in order to pay off all the things.
Then there is also quite simply the number that the sellers want for it. Maybe it is higher (or lower) than what the home is worth from a market perspective, but it is what the seller feels it is worth and wants to sell it for.
So, sometimes if things just don't seem like they are making sense, there may be a back story, and an underlying reason for why a home is priced the way it is.
I mean... these costumes were fun, this video was awesome, but I think our expressions might be pretty accurate in this moment. We all had only a few hours sleep after wrapping up a huge conference in Winnipeg with Royal LePage. I was up till 3am, and then up again at 7am to get ready and say goodbye to my friends. By 10am we were at the costume shop getting fitted, and by 12:00 we were at the home shooting one of my most favourite listing videos.
This team is amazing, and I am always so proud of each one of them for how hard they all work and how much they put into our clients. It takes a group of special people to show up and get it done on only a few hours sleep. Thank you Team!
Curb appeal is so important when you are selling your home. It is ultimately the first impression as a buyer is walking up to the home. How the yard is cared for and what they are seeing is setting the stage for what the interior of the home will be like.
So, even if you are selling and you don't want to put that work into your garden, it will help make your home more appealing overall to anyone who is coming to look at it.
Winnipeg is a city with loads of history. We were supposed to be "the Chicago of the North" and much of our city is built with similar architecture to New York. In the early days there was loads of wealth in our city and huge growth. We have neighbourhoods oozing with character and great big homes.
Then came along the Panama Canal and there wasn't the need for our centralized port. We stopped growing at such a fast pace and the trajectory of the city changed.
Right now we are seeing incredible growth and the stability in this Prairie city keeps growing. Strong and steady we are predictable and constant. You can move here and buy homes over 100 years old, or brand new developments.
"we will buy your home for cash".... these letters are my favourite. I often have my clients text me pictures of ones that they got in the mail. Some have reached out to these individuals, but most of the time they wonder if they are real or not.
Yes, they are real, but yes they will buy your home for far less than it is worth. They will scoop it up as a rental property, or maybe a flip. But in order to make the numbers work they have to buy it for a lot less. Often times these offers are loaded in conditions that are very very sided towards the purchaser.
It may be that this is a great option for you, but my advice is to get a realtor or an appraiser in to look at your home, and make sure that you are getting fair market value. Even if you are in a tough place, there are often ways that a Realtor can get you more for your home, (yes even with paying commissions) and keep more money in your pocket at a super fast speed as well. So, reach out, and let us help you make sure you are making the best decision for you.
On a recent trip we got into a big talk with our Uber driver. He was listening to podcasts about history and all the horrible things that had happened. It lead to a discussion of us forgetting, that the generations that had lived through it were slowly leaving us and causes us to forget.
Now more than ever we need to remember what Remembrance Day is about. It’s not only about not forgetting those that lost their lives for us, but also about remembering how those awful things started that caused all the lives to be lost. It’s to help stop history from repeating itself. So take the time today, to remember what has happened in the past and take a step forward to make sure it doesn’t happen again in our future.
Do you ever sit there thinking and thinking about what to do, and in the end you just decide not to decide? You walk away from it. You have made a decision not to move forward, not to progress, and to stay where you are.
Sometimes you need to just get up, take a deep breath, and make that decision. Maybe it is to buy or sell your home, to stop procrastinating and do the renovations you have always wanted to do, or it could be that it isn't house related at all.
If you ever need a nudge to make a big decision, motivation, and an outside perspective, know that I am here for you. I love making big bold leaps, and I can be there for you whether yours is big or small.

The market stats are in for the City of Winnipeg and what kind of month was it? It was *womp womp* which is kinda nice. Everything seemingly is back to pre-pandemic levels!
WINNIPEG, November 8, 2022 - A slowing MLS® sales trend took root in October 2022 with sales down from October 2021.
Beyond the well-documented boom in MLS® sales activity that took place in 2020 and 2021 with buyers advancing their plans to take advantage of historic low-interest rates and make moves induced by a pandemic which ignited many Canadians to change their living arrangements, 2022 October sales were impacted by the cost of living concerns combined with a rapidly rising interest rate environment which saw the Bank of Canada increase its overnight lending rate from 0.25% in March to 3.75% in October 2022.

Sheri came to us wanting a brand new career, and she is most certainly rocking it! Right from the get-go, she was full of energy, enthusiasm and a thirst for knowledge.
In just a few short weeks she sold 3 homes and went through some of the most complex transactions with crazy ups and downs. From home inspections failing, to possession day issues to land lease issues in other provinces... honestly the craziest of crazy decided to happen all in her first 3 transactions... but you handled it all flawlessly and navigated through it all.
Here's to all the rest of your success, and non-complicated easy transactions.
Yup, it's true... we love to spoil our clients from beginning to end. We love to put a smile on your face and create custom experiences and unreasonable client experiences.
These rockstars make it happen. Day in and day out working hard whether it is Roberta in the back end making things happen seamlessly or Sandeep rocking it out with our clients helping them sell and buy homes.
I am so happy that I get to have these two on the team and watch them succeed and make amazing things happen.
