**What is it?** Knob and Tube Wiring (K&T) is one of the earliest systems of electrical wiring in buildings, prevalent from the 1880s to the 1950s. It involves insulated copper conductors passing through joists and walls, supported by porcelain insulating tubes (knobs).

**Safety First!** While K&T is outdated, it’s not inherently dangerous. Problems generally occur due to age, improper modifications, or degradation of insulation. Combine that with our newer technology and higher-powered gadgets - this is the part where insurance companies get uptight.

**Modernization:** One challenge of K&T is its compatibility with modern, higher-demand appliances. This is where the removal comes into play. Quotes can vary depending on the style of the home (bungalow or 2-story) and how much of it there is.

**Insurance:** Most insurance providers will require you to change out the wiring within a certain number of days of possession of your home if you have recently purchased it.

What Will Happen With Interest Rates?

On the 25th the Bank of Canada will announce what it will do with the rates, and there are 3 options...

Raise them

Bring them down

Hold where they are

If they feel that the economy needs to slow down more, and inflation is still rising they could raise the rates to try to slow it down. If they feel we have slowed down enough they may bring the rates down to help stimulate things again. Or if they feel that neither of those is an option, and we are doing just fine where we are they will hold it and wait till the next rate announcement to make any changes.

Congrats On Being Homeowners!

Woop woop! These two got an AWESOME house in a fabulous neighbourhood!

It didn't take long to search and narrow down what they wanted, as usual, we saw our fair share of duds, foundation cracks, leaky basements, and then bidding wars. This one had 4 offers on it but we knew exactly what we needed to do to win it.

From a comedy club in Chicago, I was able to send them the most exciting video letting them know that they had won and were now homeowners (with a very fast possession and lots of work to be done)

Next up, painting the pink house and making it their own! Congratulations you two! You are going to love being homeowners!
