When the family is bouncing (literally) with excitement when we walk up to take this pic, it just makes my whole heart happy.
The whole story of this journey from beginning to end is amazing, and the beginning was in the middle of COVID when I first "met" this buyer in the Facebook world living on the other side of the city. They then moved into a new rental property in my neighbourhood and our kids ended up in the same class. They had started throwing around the idea of buying when their landlord let them know they needed to move because the landlord wanted to sell. A simple exploration conversation turned into a pre-approval, a showing, and a purchase all within a few days.
The part that makes my heart happiest about this one is what this home means for this family. Owning a home and knowing that someone else doesn't control when you may have to leave means stability, kids staying in the same school, painting and making it your own, and of course, it means owning your own home!

**What is it?** Knob and Tube Wiring (K&T) is one of the earliest systems of electrical wiring in buildings, prevalent from the 1880s to the 1950s. It involves insulated copper conductors passing through joists and walls, supported by porcelain insulating tubes (knobs).
**Safety First!** While K&T is outdated, it’s not inherently dangerous. Problems generally occur due to age, improper modifications, or degradation of insulation. Combine that with our newer technology and higher-powered gadgets - this is the part where insurance companies get uptight.
**Modernization:** One challenge of K&T is its compatibility with modern, higher-demand appliances. This is where the removal comes into play. Quotes can vary depending on the style of the home (bungalow or 2-story) and how much of it there is.
**Insurance:** Most insurance providers will require you to change out the wiring within a certain number of days of possession of your home if you have recently purchased it.

On the 25th the Bank of Canada will announce what it will do with the rates, and there are 3 options...

If they feel that the economy needs to slow down more, and inflation is still rising they could raise the rates to try to slow it down. If they feel we have slowed down enough they may bring the rates down to help stimulate things again. Or if they feel that neither of those is an option, and we are doing just fine where we are they will hold it and wait till the next rate announcement to make any changes.
