Warranty - what warranty do they offer
Price increases handled? Whether you are upgrading something or they are increasing the price on you, each builder handles this differently
Home inspection and walkthrough - this one is vitally important. Some allow walk-throughs endlessly throughout the process, some have scheduled dates, and some not at all. It is important to know what you will be allowed to see (or not see) throughout the build.

Shifting like this is perfectly normal and ok, sometimes that normal shifting appears as cracks at the corner of doorways, or also like in our house it appears in the crack of the vaulted ceiling.

The HRV System: Maintaining A Healthy Home
You are going to see us harping on the HRV systems a bit more... because there are far too many homes that we go into that don't have them on at all, don't have them on enough, and we start seeing damage around the home.
The HRV controls the humidity in your home, and the colder it is outside (aka Winnipeg Winters) the lower that humidity needs to be. If you are seeing condensation around your windows, it most likely needs to be turned down lower.
If you decide you don't like the way your body feels when it is turned down to where it is supposed to be, so you turn it back up... you are sacrificing the integrity of your home. Side effects to your home are growing mould and an overall "unhealthy" home.

Bank Of Canada Holds Interest Rate Steady At 5%
The Bank of Canada has decided to keep its benchmark interest rate at 5%, as anticipated. This is actually a good thing, because if they lowered the rate, people would start buying things in a frenzy, leading to panic and ultimately a rate hike. By keeping the rate stable, inflation can continue to decline, which is a positive outcome.

Is There Hardwood Under That Carpet?
Let's go looking for hardwoods together!
For some reason, it was a "thing" to cover up gorgeous hardwoods with carpet. Sometimes when you see that dated old carpet though, you don't know what is underneath it, so here is a hack when you are house hunting in Winnipeg.
Search for a vent, pull it up, take a little peek and see if there is carpet there. Just this little bit will tell you what is under the carpet. What will still be unknown is what shape it is in overall. A water spill on a carpet can create black spots on the hardwoods, so it isn't a guarantee when you rip it all up, but you will have more info!
Of course, ensure that you have reached out to the listing agent before doing this, don't cause any damage to any properties, and always make sure it is exactly how you found it.
