CONGRATULATIONS!!

I will admit, yesterday I was sweating a bit over this one. We priced it a hair higher than I wanted to and so on offers date I was biting my fingers hoping that we got at least one... it turns out that we got 4 fabulous offers and were able to accept an unconditional one!

Thank you to my dear seller for all the incredibly hard work you put into prepping this home! I saw every bit of effort you put in! I appreciate you going the extra mile to move out for the week with the dogs so that we could show it whenever making it incredibly easy for buyers.

I wish you so much good luck on your journey out West and will come see you when I am in your new hometown.

Double-check Your Permits: Don't Leave Anything Open!

Selling your home and have an open permit? You're going to want to make sure to call the city and get that permit closed! Some may think they can sneak it by a future buyer, but the lawyers will catch it in the end and want that permit closed.

This can cause delays in possession or potential holdbacks by the buyers to ensure all permits are closed. So if you are selling your home in Winnipeg, simply take that extra time to ensure all permits are closed.

I'm Beyond Excited For This Seller!

7 offers, 6 of them UNCONDITIONAL and 1 fabulous accepted offer!

I love how the discussions started with "maybe I will sell, I don't know, thinking I might move" to foot fully on the gas peddle and pushing forward super fast! There was no stopping this lady once it started; she worked tirelessly to get her home ready!

I think my favourite moment was when she said @heatherstyleshomes said these boxes could stay.... and I looked at her and said "Nope, they gotta go!" that look, omg, you're serious, more work... but it got done and it looked amazing!

Thank you for all your hard work and dedication, this couldn't have been more perfect!

What Does Top 1% Donor Mean?

At Royal LePage, we have the Shelter Foundation which helps women and children escape from domestic violence. I give as much as I can to this amazing foundation each year. I believe in this foundation and support it fully in the work that they do. Top 1% means that in the world of Royal LePage, I am among those who give incredibly generously.

I believe it is important for everyone to find somewhere that is important to them and to give, to help, to volunteer, to do whatever you can. If everyone does a little bit to help out we can make the world a better place bit by bit.

Congrats On The Sale!

SOLD!!

My goodness, what a wonderful moment after sooooooo much prep work! I remember when I walked in for the listing appointment, and there was hardly anywhere to stand never mind sit. There was drywall dust and paint all over as she was in full home-selling prep mode. With the house being vacant I said we should really consider staging, and it was soooooo worth it! Walking through that home once it was fully staged was amazing, it looked beyond fabulous and the buyers clearly thought so as well. From day 1 on the market, my phone started blowing up and showings were coming in like crazy.

On offer night I sat in the hallway of our hotel in Disney going through the offers we had and got to give this seller the amazing news that all conditions had been removed while I was standing in Diagon Alley with Gringots right behind me.

Congratulations on the sale of your home!! So incredibly proud of you for all the hard work you put into getting this house ready for the market.

Cash Buyers Ready To Purchase Your Home

It is quite frequent that I get a call from someone... "we got a letter, someone knocked on our door, and they want to buy our home cash!"

If you get a letter like this, it may be a fabulous opportunity for you, but it is most likely significantly less than your home is worth. Even once you factor in all the fees to sell the home I always see my clients get 10s of thousands of dollars more than the number given to them.

So, if you get a letter, reach out to us. Let's ensure that your home isn't being severely undervalued and that you aren't losing a significant amount of money.

Unlocking the Truth: Why 'It's All Good' Isn't Enough in Financing!

Don't Be Fooled!

Hearing 'It's all good' about financing without a pre-approval is risky business. Many pros and buyers throw around those words, but here's the reality: it's not 'all good' until you have a pre-approval in hand. Don't settle for uncertainty! Ensure your financing is rock solid with a lender-approved pre-approval. Don't gamble with your future!

Uncover The Secrets Of A Structured Wood Floor Basement!

What is a structured wood floor basement?

If you are selling it is a feature you will want to make sure you let future buyers know about, and it may take a little education.

Structured wood floor means that you have a wood floor in your basement instead of concrete, and you have a crawl space underneath it. It is an upgrade when building, and they have huge benefits.

Benefits include warmer floors that are not as hard to walk on, easy access to install new electrical or plumbing and... my favourite... dryness! This crawlspace means that if there is any seepage it stays in that area and doesn't come into your living space. The sump pump is often down there as well, so water is either absorbed into the ground or pumped back out.
