Gah... these two scored the most amazing home!! If you saw their future home on google maps you would see the yard and just swoon with jealousy.
Their home was already sold when we started the home search, and so although there was a backup plan, there was also a bit of stress to make sure they weren't homeless for too long. He was very clear on what he wanted and what he would "put up with" in a new home, and so with that we only wrote an offer on one house and we got it! They leapt in all the way to snag this gem of a home that will not only serve them perfectly for years to come, but will also have huge resale value down the road if they ever choose to.
I am beyond happy for the two of you, and obviously jealous as well. ;)

Nearly a month into the home already! We had a tight timeline to get this buyer out of an apartment and into a home and it all worked out so perfect.

Imagine someone saying "I know your perfect home".... but it isn't on the market, you can't see pictures of it, and you just have to trust.
So with that, we arranged a showing and the minute we walked in the front door I asked "did I do good?" ... and I was told that I had done very good.... it was indeed the perfect home.

In some older neighbourhoods if you see a giant yard you need to really double-check things. It may be that the whole yard that you see is not actually yours. Often times someone will take a 50ft lot and subdivide it and construction hasn't happened yet. This means that you think you are getting a huge yard when you will have a smaller yard and construction happening right next door.

Testing the levels of Radon in your home is quite easy, and it is important to know what your levels are and if you need a mitigation system....
Now what is very interesting is our level was 84 and we turned off the furnace and central exhaust while filming for less noise pollution.. .and during the time we were filming the levels jumped up! This is very normal, and one of the reasons that a proper exhaust system are so important.

I always tell my sellers... the amount of feedback will be limited, and when we do get it, it will be negative... and sure enough, I felt like I was mostly telling these sellers all the things that people didn't like about their home constantly.
But the good news with feedback is that generally when people love it, they don't say anything at all, and there was also a lot of silence.
On offers night we had an abundance of fantastic offers to review and we overshot their goal price by a long shot.
