It means the family dealing with the estate has to hold onto the home and maintain it for weeks and months waiting for probate.😵 It means more shovelling in the winter, lawn mowing in the summer and the cost of holding the property.👈

If I could write a story of the most stressful condo transactions there ever was... this might make the top of the list.

This one was complex, it required many many deep breaths, an abundance of patience, and a lot of concern. The buyer of this condo kept throwing us for different loops as we were navigating the transaction, keeping us constantly on our toes and wondering if we would ever make it to the finish line.

There were many times I questioned it all and wondered if we had made the right decision, but we stayed the course and made it to the finish line with a fast possession of this condo!

I often say "things happen for a reason"... and this story holds true to that. There were 2 homes that we had offered on and lost, one was complete and total heartbreak when we put our best foot forward after falling in love, only to find out we had been completely knocked out of the water.

This home came together perfectly, starting with these buyers meeting the sellers randomly one day on walk. Then some personal life stuff that they had been waiting on for a long time happened, followed by a perfect home inspection. This home was better than the one they had just loved and lost, and we were in it to win it!

So when I got to send the video letting them know that they were indeed the winning offer I got in return the best phone call ever. I don't think I will ever forget the excitement in their voices when I told them that the house was indeed theirs.

These two are currently enjoying the most amazing honeymoon that started just 1 day after possession of their home.

I will never forget when we pulled up to this home. We had spent the last few days looking at many many homes, so they were both well versed on what cost was associated with a certain look. So when we pulled up he had the BIGGEST smile on his face, and then it immediately disappeared with him asking "how much does this cost? This does not look like it's in our budget."

I let them know that it was not in their budget; it was over by a decent chunk, but I thought that there was a good chance we could get it within budget. So with some hesitation we went in and took a look... and began falling in love. The ceiling height was amazing, the extra garage was awesome, the backyard view was fantastic. We walked away with some hesitations and still thinking it was possibly out of reach. By the next day they let me know they wanted us to give it a try, and so we did.

We received the most amazing counter offer ever, basically getting every single thing we wanted, and the best part... the counter price fit the budget. With big smiles on our faces we got to work on home inspections and financing, and with everything working perfectly it brings us to this amazing photo on the steps of this fantastic home.

It was an absolute pleasure helping you on this house hunt. I can't wait to visit you here many more times over the years, and if your kitchen faucet ever goes missing, know that I did indeed steal it.
