WINNIPEG, May 10, 2023 – In a trend that has continued since the start of 2023, the number of MLS® sales has continued to rise but not to the same levels seen last April or over the 5-year average. MLS® sales were down when compared to last year and the 5-year average while the number of active MLS® listings continued to rise, with increases over last month, last year and the 5-year average.

This is why we trek, this is why we fundraise, to help those that are vulnerable, who are seeking safety, and to help educate so that the cycle stops.
River Park South Clean-Up
Let's do some spring clean-up!!
We are hosting a spring clean-up in River Park South on May 27th. Send in your nominations for the dirtiest streets and then head out with us to pick up some garbage!
We will have all the supplies for you and make sure that the garbage is hauled away, all we need is for you to come out with us and help clean up!

Have you heard of Willow Place before? It is a Women's shelter located in Winnipeg, and also where 80% of the funds I raise will be going. It is an incredible facility with all resources that someone would need after escaping their partner. Shelter, food, daycare, school and so much more are available there.

We trek to fundraise, but we also trek to get out of our comfort zones. To leave behind the comforts of home - just like someone who is escaping would have to do. What Is A Manitoba Hydro Loan?
What is a Manitoba Hydro Loan? It is a lower interest rate loan that you can get to make your home more energy efficient. You can put it towards a furnace, air conditioner, windows, insulation and a few other things. It is a great way to access money if you are in a pinch and your furnace blows, the idea being that your energy costs will go down and it should "pay for itself" on a monthly basis.

Bragging about the days on the market on this one might seem odd, but hear me out.
81 days on the market. That is a LONG TIME! But what that 81 days meant was 81 days of working hard, having conversations, staying in contact, working through issues, and sticking with it.
We had a lot of obstacles to work our way through with this home, it could have been better. The video for it even said one of the options for this house was to flatten it and use the lot to build another home, which also meant all the investors came out of the woodwork and wanted it super cheap to make their numbers work. But we had a certain number we couldn't go below, so we had to stand our ground, and reject many offers to make our way to one that worked for us.

I am still looking for a situation where renting appliances went well. If you are selling it can be a massive obstacle involving buyers not wanting to take over, loads of questions, buyers not wanting to buy your home or massive payouts. Rental appliances can bring down the price someone is willing to pay for your home.

List now or wait? That is the question of the day. Our answer? Yes.
Confused? Let us explain. There’s no way anyone can time the market—so listing now versus 2 or 3 months from now, we can’t tell you if it’s smart or if you’ll make more money now vs. July. It’s impossible to know that.

▪️it matters who you hire to list, market and sell your home. A realtor who has years of experience in both kinds of markets.
So when’s the perfect time? It’s when you’re ready. You only need one buyer. And that one buyer is out there.

Sometimes the name of the game is to get that income down as low as possible, and reduce the taxes... but if you are wanting to buy a home you may not want to play that game. Once, Twice, FOUR TIMES Sold!
Oh.... there were cuss words, tears, frustration and so much more! We sold this condo FOUR times!!
Offer 1 - bailed in the first 24 hours siting condo fees as the issue, but it was cold feet
Offer 2 - bailed due to cold feet
Offer 3 - couldn't get financing
Offer 4 - we held our breath till the bitter end and it went through!
Each time when I found out an offer was falling apart I made sure I had another one on the table ready for the sellers before I told them.... hoping to minimize the frustration.
To say that it was tough is an understatement. In my 11 years in this career I have never dealt with this before. These guys were put thru the wringer, and handled it so darn well. Thank you for keeping your cool, trusting me, and sticking it out. You are now SOLD!

WINNIPEG, April 12, 2023 – Along with the number of active listings on the market, MLS® sales in March continued to grow from last month marking a sustained transition back to the type of market seen before the pandemic began. The number of active listings is up over last year but still has room for growth before meeting the levels seen before the pandemic began. Meanwhile, MLS® sales for March 2023 were below the record March sales totals in 2021 and 2022 and slightly above the levels seen before the pandemic.

Easter Bunny delivered a late gift this year of another rate hold announcement. Maintaining the rate and not increasing it. They are happy with inflation and how it is coming down, so rates don't need to go up right now. A few other things need to happen to be happier with inflation rates and to reach the 2% goal, but for now, they are happy with the path we are going on.
