We think the biggest and most important thing when it comes to selling 𝘆𝗼𝘂𝗿 home is that we 𝗹𝗶𝘀𝘁𝗲𝗻 to you.
You live in your house.
You know the ins and out’s of it.
You have memories and moments.
You are the seller.
We’re simply here to be your experts guide and advocate and the best thing we can do is listen to you from the beginning until possession day to ensure that everything you want in the sale of your home happens. Right down to how we market it in the way that you feel it best showcases your home.
Ready To Sell Or Buy? We’re Ready For You!
Raise your hand if you've seen a house hit the market, but by the time you open your phone to schedule a showing - it's pending.
Yes, Winnipeg. We’re still in a low inventory market. Why? Because many homeowners are locked in an astronomical interest rate and don’t want to sell and lose those 2 and 3% rates to get a new home with a 5% rate. Because we have more people coming into home ownership than leaving their homes.Curious about how to handle a low inventory market?
Here’s a quick rundown of what not to do as a seller or buyer.
If you’re looking to 𝗦𝗘𝗟𝗟:
▫️Don’t wait. With not many homes for sale, you won't have much competition. Translation? You can likely expect one or more top-dollar offers from eager buyers.
▫️Don’t overprice. Even with low inventory, set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.
▫️Don’t worry. You're going to get a greater return on your investment. Rising prices mean that homes are also gaining value!
If you’re looking to 𝗕𝗨𝗬:
▫️Don’t wait to get the paperwork ready.
▫️Do everything you can NOW (gather down payment funds, get pre-approved, have your home ready to sell) so when you find your dream home you can move, and move fast!
▫️Don’t make a clunky offer. Make a clean offer with as few conditions as possible.
▫️Don’t let your emotions run awry.
▫️Trust your Realtor. We’ve been in this industry long enough to know and understand the market. Let us guide you and help you make the best offer to win a home.
Ready to sell? Ready to buy? We’re ready for you! Send us a DM or text and we’ll set up a time to talk.
Raising Funds For The Shelter Foundation
What I would love more than anything is for you to donate here: https://bit.ly/givetoshelter
The funds we are raising during the trek do so much for the women and children who are needing a safe place. The moment when you finally get the courage to leave, have to escape and need a safe place to hide is incredibly dangerous. These shelters provide so much for those that need them.
Do You Remember Kindness?
Do you feel it as much as I do? It feels like so many people are operating on this higher level of tension. That smaller things are bothering people in bigger ways and there seems to be so much anger.
I think that it is always important to remember kindness every single day whether it is the real estate transaction that you are a part of, or "normal" life. Deep breaths, take a step back and let's all work together.
Listing Photo Faux Pas
Ok, we all know you also have your pet peeves of what you don't like seeing in listing photos. Secretly everyone is a closet home buyer searching Realtor.ca every single day.... so while I have my things I don't like seeing, and won't allow in our listings.... what are yours?

The Proper Gap For You Basement Reno
The gap!! This gap is so important when your basement is finished. When permits are pulled they make sure that this was done correctly, but some people like to do things without permits, so if you are one of those people make sure your contractors (or yourself) are doing this properly.
Congrats On Your New Adventures!
This amazing person is off on new big adventures and I am so so so excited for you. Winnipeg is going to miss you and your infectious happiness and although I didn't get to see you very often, I will miss you too. I will see you on social where we can connect about hiking adventures, travelling and so much more.
Thanks For Helping!
Can you believe this? The Royal LePage Realtors across the country do an amazing job at fundraising for the Shelter Foundation, and when we trek in November our crew should raise another 1.3 million! The work that we do fundraising helps so many people who are escaping domestic violence, and we couldn't do it without all of YOU, the people around us who also donate and help,
So, thank you to everyone for helping!
Think Of The Future When Renovating
If you are renovating your home and you are working on things bit by bit, make sure you think of the future. Today that home is yours, but one day down the line it will be someone else's, and while you can make your personal touches and make it your own, also think and prepare for that other person down the road.
When we renovated our upstairs bathrooms we bought a little extra piece of flooring for the downstairs bath, so that when we do it there will be consistency. We may not do that bath for another 5 years, but when we do it will match the upstairs ones as well.
Time To Celebrate!
Let's celebrate! This family is off on amazing new adventures that are taking them off to their dream life.
This family is full of generosity and every time we visited my tummy was filled with delicious homemade goodies. They worked so hard prepping the home for sale, meticulously taking care of every single detail and ensuring everything was perfect.
I couldn't be happier for you that you get to move on and live your dream life. Where you are headed next is exactly where you are meant to be and I hope it fills your heart and soul as you carry baskets of fresh camomile at your new property.
What About The Aftermath?
As always in social media, you get haters. My first ever video I posted about Trek and about domestic abuse someone commented to "stop whining" and that it was a "waste of money"
But, what about the aftermath? If we spent money on safely getting people out, and on educating kids about domestic abuse so that it didn't happen, we wouldn't spend this much on the aftermath. Think of police visits, hospital visits, the legal system, and so much more. This is why we trek, make sure you head off to the link https://bit.ly/givetoshelter to donate.
A Storybook Ending!
There are so many parts of this job that I will remember forever, and this is one of them. This is the perfect match that was made after years of searching.
I got a text from another agent (at 3:30) that he had an off-market listing, I saw the house and immediately sent it to this family. As I sent it to them they happened to be driving down the street, stopped in front of the house and called me. By 8 pm we were in the house for a showing falling in love as every single thing they ever wanted was being checked on their list. I drove home right after the showing and by 9:30 an offer was being drafted. Before 11 pm we had everything accepted and signed, and we were off to bed!
The most amazing storybook ending ever. When you cry tears of happiness because a home is just so perfect for you... That's the perfect match and I couldn't be happier for your family.
What Is This Fancy-Looking Coil Of Copper?
What is this fancy-looking coil of copper? It is meant to recover the heat from your drain before sending the water to your hot water tank and is also code in Manitoba when it comes to new builds.
Most people don't seem too impressed and I would love to know the numbers on how it contributes to us being more efficient, but either way, it is always a fun conversation to have and learn more about new homes.
