Should you start just a week or two before you think you want to buy? Or maybe a year or two before?
The answer is that it is never too early. Sometimes there needs to be plans to deal with debit, and a mortgage broker can help you with that. Strategize what will be best to tackle first, which you don't need to worry about to get a mortgage. Meet Cheryl...
I was on stage in Chicago at the @Tomferry Edge event and told the story about how I got into coaching. I remembered being on the phone with someone, I had just had a baby (Landen) and was feeling stuck. I talked about how I didn't have the money to get into coaching and I had to ask my broker for help. I got off stage and looked at my phone and there was a text message from a random number. The person on the phone with me, "selling" me coaching, and figuring it all out with me was at the back of the room and remembered our phone call from 6 years ago!!
I then enjoyed going out with Cheryl, celebrating her birthday, and having a great night together in Chicago.
So, if you are thinking of getting into coaching, call this lovely lady (let her know I sent you), and maybe 6 years from now you can be the success story she remembers.

Did you hear that some lenders' rates secretly (and I mean very secretly) actually went down recently? That's right, some of your mono-line and smaller credit unions brought their rates down. This multi-year journey is complete and this family is nestled in my favourite neighbourhood of River Park South!
We sold their condo, which took some time in the exchange district in Winnipeg. Then the next step became finding them a new home! It was a hard search with many multiple offer situations that went to prices they just didn't want to go to, but then there was this gem. In this situation, they were able to get it under the list price! It has an incredible addition that makes it unique to all the other homes with a similar layout. The vaulted ceilings are incredible! It is such a perfect home in the most amazing neighbourhood.
These guys also make the most incredible apple jelly that my kiddos love! Thank you for working with us and allowing us to be a part of this journey! I am so happy for you and how perfect this all turned out.

What’s happening in the world of real estate in River Park South? Over the past 7 days, 5 new listings have come on the market. This is great news considering we had 0 listings over the previous 2 weeks!
A long time ago condo rules and regulations were built for each individual building. Some of those buildings included an age restriction on who could live in them. But then entered the anti-discrimination act in real estate... and those rules are no longer allowed, however, they still exist in many condo documents.
The ByLaws never got changed. There are still many buildings in the city that are primarily 55+, however, if you are 20 years old and decide that you love a unit in one and want to buy into it, you can. You would have to file an appeal, but you would win, because under the anti-discrimination act, they are not allowed to discriminate against you based on your age.
I would love to know what you think. Do you think that some buildings should be allowed to stay in an older community, where the same demographic may appreciate the same things (quiet, hallway walking, etc) or do you think multiple generations should mingle more?

WINNIPEG, November 7, 2023 – October saw steady gains in All MLS® total sales, listings, average prices, and dollar volume when compared to October of 2022. This marked the first October which saw All MLS® sales increase over the previous year since the record setting October of 2020.
