Do you know what makes my heart happy... when not only our agents but also our admins get noticed for their great work! I know I have said it a time or two before, but I love this team!

Can I be honest... I was nervous about this one. On day 2 of a listing you get insight into stats... and the stats here were not good.... (there is nothing you can do about stats, they just are what they are) and it told me that we were going to have to double down to get more traction. Showings started off super slow and I spent soooooo many of my minutes thinking about this listing and tweaking things to get more attention. I spent most of my time worrying about what the sellers were thinking...
But... here we are, taking this sold pic just minutes after we accepted an unconditional offer out of the 3 that we had received. The pivots made the worrying, the strategy, all of it worked out perfectly.
While a lot of these townhomes take a bit longer to sell we managed to get multiple offers in one week.
And with that, these amazing sellers were immediately able to start packing and getting ready to take possession of their new and amazing home!

I find a lot of times the sellers themselves are afraid to push back, they are scared that a buyer is going to walk away when we push... and that is exactly why we are here! We know exactly how much to push and when.... and if I am being honest I loooooovvee that push and those tough negotiations.
April means my 12th year in Real Estate!! I think back to when and how I started. I had no idea it would be as hard as it is. Have you heard that the Federal government has made some changes to help first-time home buyers?
The criteria... if you are a first-time buyer AND buying a new build home you are now able to stretch your mortgage to 30 years instead of 25 to help you qualify.
It is a nice gesture, but I don't know how many first-timers are able to afford a new build, however, it does also apply to condos and townhomes which are more within the average first-timers budget.

It is truly incredible how time flies... and Sandeep has flown through 5 years in the industry already!
5 years in real estate is honestly the hugest achievement. 80% fail by year 1, and another 80% by year 5. It is a HARD industry to be in, to thrive in, and to keep going.
But... they say statistically if you make it to year 5 then you have "made it"... and Sandeep hasn't just "made it" he is killing it!! Congratulations on 5 years in the industry!!

I was meeting with this seller about listing her condo and she mentioned in passing about rooftop access. I stopped dead in my tracks and my brain went straight to marketing.. can we get on that rooftop for the video????? The answer was yes!! I could just see it all in my head with a drone coming out of the shot as we were talking about the neighbourhood of us on this rooftop!
I loved it so much and we sold this condo in only a week!
Another story of a seller killing their own deal by accident.... this one... a lurker... You may think you are being inconspicuous, that no one knows it is you... but trust me those buyer are way more savvy than you think and they know that it is you hanging out around the corner....
Throwback to the Bunny Bonanza... probably one of the most successful events we have ever run!! We had 163 families come out to participate in the fun and it was so incredible to see all the children having a great time with the activities.
