It will for sure affect the economics as whatever happens South of us does trickle up to us here. But it will also affect our mindset and occupy a lot of space in our heads.

There is SO MUCH chatter in the online world that it will drown out a lot of real estate that people may be seeing. It will stop people from making big life decisions like buying or selling a home as they may be too scared or just too consumed.

You may say we are in Canada, and it won't affect us... but the election South of us will have an impact on our market.

Nearly a month into the home already! We had a tight timeline to get this buyer out of an apartment and into a home and it all worked out so perfect.

There was this odd lull in the market for a few weeks which was right when we went after the most incredible home, solid, updated and ready to go, it was the perfect place for this buyer to get to call home.

That Huge Yard May Be A Subdivide

In some older neighbourhoods if you see a giant yard you need to really double-check things. It may be that the whole yard that you see is not actually yours. Often times someone will take a 50ft lot and subdivide it and construction hasn't happened yet. This means that you think you are getting a huge yard when you will have a smaller yard and construction happening right next door.

Testing The Radon Levels In Your Home

Testing the levels of Radon in your home is quite easy, and it is important to know what your levels are and if you need a mitigation system....

Now what is very interesting is our level was 84 and we turned off the furnace and central exhaust while filming for less noise pollution.. .and during the time we were filming the levels jumped up! This is very normal, and one of the reasons that a proper exhaust system are so important.

The Number Of Showings At This Home Was Bananas!!

I always tell my sellers... the amount of feedback will be limited, and when we do get it, it will be negative... and sure enough, I felt like I was mostly telling these sellers all the things that people didn't like about their home constantly.

But the good news with feedback is that generally when people love it, they don't say anything at all, and there was also a lot of silence.

On offers night we had an abundance of fantastic offers to review and we overshot their goal price by a long shot.

It's All In The Little Details

When you are selling your home, the little details matter. I had always smiled when I saw cleaners with the pretty paper towel, folded into a triangle and looking great... but then a seller taught me this trick...

So... to all my future sellers... give this a try... it seriously levels your home up.

On To The Next Chapter

I sat down a few months ago with this seller who was figuring out what her home was worth and if she potentially wanted to move. We had a simple discussion and went through the process and what things would look like.

It was a little while later that I text her .... "I have the perfect buyer for your home" ... and shortly after that we had arranged a showing for that buyer and the perfect match was made!!

Simple, easy, off-market, and now... on to the next chapter!
