Why Is Grading Important?

In 90% of the showings and home inspections that I attend, the grading on the exterior of a home is incorrect.😟 It slopes towards the house instead of away from it. This causes water💦 to be directed right back to the foundation, which can cause a horizontal crack (among other things). 😬

It is a very expensive💰 fix that not only includes the bracing you see here but also excavating from outside, usually to the tune of $20k+ depending on how many walls need to be done. 

So...take a look👀 around your home this spring, see which way the grading is going, and get it in the right direction👈 this year.

If you are moving to Winnipeg from a place that usually has warmer weather you can hear a lot of scary things about the cold. One of the amazing things about Winnipeg is the amount of sunshine that we have, and on those cold days with the sunshine, you also get Sun Dogs.

Sun Dogs is an atmospheric phenomenon that occurs when sunlight refracts through hexagonal ice crystals suspended in high-altitude clouds, creating a prism effect on colder days. They are an absolutely beautiful thing to see as you are going about your day.

Teamwork Makes The Dream Work!

When Sabrina was joining the team over a year ago she knew that a conference trip was being planned in Orlando... she said "Oh we should get a pic in front of the castle so we can say Teamwork makes the dream work!" so...... we made it happen!

After a full day of soaking up knowledge, we headed over to the Magic Kingdom where these two pushed me past all my comfort zones. I am not a big rides person, and safe to say I was terrified as they took me on rollercoasters and laughed at my screaming.

If You Had To Choose A Crack

Seeing cracks in foundations can be scary,😬 but there is a big difference between horizontal and vertical cracks. If you had to choose one...🤷‍♀️ the vertical is the one you would much rather see. They are easier and less costly to fix than a horizontal👈 crack. 

We are not foundation experts, and when it comes to cracks, I always recommend getting a home inspector to take a deeper look🧐 at it and can probably give you a good indication of what caused the crack and what to do to make sure it doesn't get worse.

What Is An Angle Iron?

An angle📐 iron isn't something that you will often see when viewing homes. Most of the time when a repair🔨 has been done it gets covered up with drywall and insulation to finish the space. This isn't suspicious, or that they are hiding anything, it is just to get the basement back to a usable✅ finished space.

These two smiling faces are so excited they finally found the right condo.... and the cherry on the top was the incredible deal they got as well!! After being beat out in multiple offers far too many times, we found this one that for some reason went past an offer date... Renovated, in their dream building, and seemingly waiting patiently for them.... it was perfect!!! The same day we saw it we had that offer written and in just a short little while they will be moving in!!

The Rental Vacancy Rate Is Below 2% In Winnipeg

Right now in Winnipeg, our rental vacancy rate is below 2%...🧐 that means that rules change for the landlords... you have to give more notice and it can be harder to get out a problem tenant. 

What this also means is if you are a buyer and you are looking👀 at a tenant-occupied property there may be some added difficulties in ensuring that you get a vacant possession of that home.🏡

It is fantastic if you are looking at purchasing a rental,👈 there is a shortage and you should have an easy enough time filling your property. You can also take a bit more time to ensure that you get the "right" tenant in your rental property.😊
