Congratulations DJ and Lindsey
/With their home SOLD we were officially able to set out and find a new home for this family of 3.5 (yes there is one on the way!) So imagine that your home is sold, there is a baby on the way, and you have no idea where you are going to live, maybe just a bit stressful?????
This is always a stressful time, but it always works out. We saw our fair share of interesting homes…. lots of slanted ones, smelly ones, mouse poop ones and everything in between. It was beginning to look like we weren’t going to find a good solid home.
They had messaged me about this one, and it was the first of 4 we were going to look at one evening. In a great neighbourhood was this home that checked all their boxes, including DJ’s insulated double oversized garage. When we set foot in that garage Lindsey and I knew that there was no leaving this home, and sure enough we canceled the rest of our appointments that evening to write an offer on the home.
That evening we were the only offer, then…. insert huge eye roll….. before the sellers responded the next morning by 8:15am there was a second offer. We had to tighten up conditions, remove a condition, and completely revamp our offer as an offer in competition is very different from an offer when not in competition. By 10am we had everything sorted out, a home inspection was pre booked, the lender was already working on financing, and we waited ever so patiently for the sellers to get back to us.
It wasn’t until 12:00 that we had a verbal acceptance, and by 1:00 I had the signed offer in my inbox.
At 12:30 the next day we were beginning the home inspection I forced them to do. It was also at this moment that I heard the glorious words “you were right” from DJ as he was learning so much from the inspector. (Remember DJ, we are going to do a video about this later)
While the process was slow, that 24 hour window was a whirlwind from viewing, writing, and having a complete offer with all conditions removed. You guys are awesome and I know just how much you are going to love this home.
