Congratulations Janelle and Will

There was probably a time during the making of this deal that none of us thought we would be taking this picture.

It all started when we wrote the first offer (yes we had to write two offers). We wrote the day before I was flying out to a conference, which was no big deal. We gave them ample time to respond, however that time came and went. We were asked for an extension, and then next thing I knew I am on an airplane still trying to get an answer from the listing agent. So while I was on my way to BC, the seller was in Malaysia, and the Janelle and Will were in Winnipeg. We were dealing with all kinds of timezones and delays.

We waited patiently and in the end were not able to come to terms. The seller wouldn’t come down enough and Janelle and Will knew just how much they were going to have to put into this home before moving in so they didn’t want to move up either. We walked away from it, but I never stopped trying. I would send a message to the listing agent every so often seeing if their client was ready to reconsider, and then one day I got an unprompted glorious text from the listing age…. are your clients still interested?

With that we wrote up an offer and had it accepted within 24 hours. The first big hurdle was crossed! We had already gathered quotes for flooring and paint, got a home inspection done, and the last big condition was the sale of their current home. Given that this home had been on the market for 70+ days, it was no big deal to add that in as a condition. Of course Murphy’s law came into play and before their home was even on the market there was another offer on the home they were purchasing. Janelle and Will had 48 hours to decide what they wanted to do.

Did I mention yet that there are 2 little kids and a pregnant momma involved in all this??? And the 48 hours means you have to decide to let this other buyer have the home, or remove all your conditions… that being the sale of their home which wasn’t sold. We were all very confident in the sale of their home, however there was still huge risk. We had to have their home sold by November 5th or else there would be other major hurdles to cross in the purchase of their new home. We had put so much time and work into this purchase that it would seem a shame to “throw it all away”, and so all conditions were removed and this sale was made final!

Next blog post up is the story of the sale of their home on Burland. But for this purchase alone it was one huge hurdle and complication after another, and these guys handled it flawlessly. With big smiles on their faces we got it all done and only 13 days from today they will be taking possession of this amazing home!!
